When Alexander was evaluating his first flat purchase, he did what most analytically-minded buyers do. He asked questions.

Specifically, he asked every advisor the same one: how do you arrive at a future value figure?

The answer, from every agent, every broker, and every sourcer he spoke to, was a version of the same thing.

Add 5%. It's the industry standard. It's what we use.

As a financial analyst, Alexander knew that wasn't an answer. It was an assumption dressed as expertise. He pushed back. He asked where the 5% came from, what data it was built on, what model produced it.

The answer,  uncomfortably, was that nobody really knew. The 5% had been passed from advisor to advisor for long enough that it had become convention. No model. No reasoning. No data behind it. Just an industry-wide figure that everyone had inherited and nobody had interrogated.

What unsettled him wasn't just that the 5% was a guess. It was the scale of the decision it was being used to inform. These were six-figure commitments, made by careful, intelligent people, on a projection that amounted to: we've always done it this way.

So he built something to replace it.

Not a replacement, a supplementation

The UK property market outside London is not a secondary market for a product built around the capital. It is a genuinely different market, with different yield dynamics, different growth drivers, and different investor profiles.

That is not acceptable. And it is not necessary.
