Why 5%?

It's a fair question. And if you've ever sat in a meeting with an agent, a broker, or an advisor and asked it, you'll know what the answer usually is.

“It's the standard. It's what we use.”

It is, in other words, an industry-wide assumption that has been passed from advisor to advisor for long enough that nobody questions it anymore. No model. No reasoning. No data behind it.

Quoin was built to replace that assumption with something more rigorous. Not to replace the advisors (their experience and market knowledge are genuinely valuable) but to give every investor, and every professional they work with, a common foundation of properly reasoned data.

The standard is fine leads to mis-information and dubious decisions.

Real data. Regional and specific.

Quoin draws on transaction data, rental market data, and regional growth indices specific to the UK property market outside London. The platform was built for the markets where buy-to-let economics actually work: Scotland's Central Belt, and the higher-yield cities of Northern England and the Midlands.

This isn't London-native data adjusted for the regions. It's regional data built from the ground up; because local market dynamics vary significantly and a model that doesn't account for that isn't a model, it's a guess with better presentation.

When you add a property, Quoin uses its postcode, property type, current market conditions, and comparable transaction history to establish a grounded starting point. Every figure it produces from that point has a traceable source.

Quoin presents the numbers that investors actually use to evaluate a property, not every metric that could theoretically be calculated, but the ones that change decisions. Each figure includes the methodology behind it.

Today’s value

The current estimated market value, grounded in recent comparable transactions and current market conditions. Not an AVM estimate from a model that can't tell you why it reached its conclusion. A figure with a traceable basis.

Future value (1-10 years)

Year-by-year projected capital growth, built on regional market data, historical trends, and local indicators. The projection names its assumptions. Where the model has lower confidence, Quoin says exactly that.

Capital growth trajectory

How the property's projected value changes over time, shown year by year. Useful for comparing two properties that look similar on yield but differ significantly in long-term appreciation.

Rental yield (gross & net)

Current rental income relative to property value, presented as both gross and net figures. The net figure accounts for management fees, void periods, maintenance allowances, and financing costs.

Portfolio KPI’s

For investors with more than one property, Quoin presents the portfolio as a whole: total current value, total projected value, blended yield, and comparative performance across properties.

What the projection is based on. And where it is less certain.

Every projection Quoin produces includes a methodology note. Not a legal disclaimer. A genuine account of what data the figure is built on, what assumptions the model makes, and where the uncertainty is higher.

This matters for two reasons. First: it lets you interrogate the figure rather than simply accept it. Second: it makes you a better-informed participant in every professional conversation.
